South River Complex Announced

WAYNESBORO, VA - On Friday, June 5th, South River, Inc., owner of the South River Complex in Waynesboro, will submit an application to the City of Waynesboro to rezone the former textile mill to a mixed use/adaptive reuse "Planned Unit Development." The proposed conversion of the industrial property includes commercial uses, such as medical, legal and other professional offices, retail space, restaurants, artisan studios and galleries, as well as education, research, entertainment, limited light manufacturing and apartment- like residential space.

The property generally referred to as the South River Complex, located at Arch Avenue and 12th Street in Waynesboro, was formerly the Crompton- Shenandoah Company Waynesboro Plant, a manufacturer of velvet, corduroy and velveteen fabric. The complex consists of separate and connected buildings constructed and expanded between 1926 and 1971. The assorted buildings comprise approximately 490,000 square feet under roof, the majority of which would be preserved. The buildings are located on approximately 40 acres of land along a half-mile stretch of the South River in downtown Waynesboro.

South River Complex currently provides leased space to various small industry and artisan tenants, warehouse space to trucking and other industries and mini-storage rentals. If the Planned Unit Development zoning for the property is approved by the City of Waynesboro, the property will be renamed "The Mill at South River." The rezoning of the property would encourage investment by converting the existing industrial property to significantly more diverse uses and contribute to the revitalization of downtown Waynesboro.

Renovation of the first phase of the property is anticipated to begin upon approval of the Planned Unit Development application, with future renovations to take place as business demand arises. Redevelopment concepts for the property include historic preservation, preserving and increasing "green space," water and energy conservation, encouragement of pedestrian and alternative transportation methods, community connectivity, and access to the South River and to the future recreational riverwalk greenway proposed by the City of Waynesboro.
